Leasing & Application

Berkshire Riverview offers luxury floor plans including studio, one, two, and three-bedroom apartments for rent. To select your perfect home: check availability, select your desired move-in date and preferred lease term to view detailed pricing options and pricing calendar. Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Berkshire Riverview in Austin, TX offers lease terms ranging from 1 to 18 months, depending on availability. Lease terms are subject to change without notice.
No. Berkshire Riverview does not have a minimum credit score requirement. Approval is based on income, credit history, background screening, and rental history.
Applicants must earn 2.5x the monthly base rent in gross income. Combined income is accepted for multiple leaseholders.
Yes. One guarantor per apartment is allowed if income requirements are not met. Guarantors must earn 4x the monthly rent and cannot be used for credit or background denials.
No. Berkshire Riverview does not offer corporate lease terms.
Yes. Submitting an application secures the apartment and locks in the quoted rental rate, preventing other applicants from applying.

Rent, Payments & Fees

Rent is due on the 1st of each month. Partial payments are not accepted.
Rent is paid through the Resident Portal, which redirects to the BILT payments portal where residents can earn reward points.
Yes. A 7% late fee applies on the 7th day, with an additional 3% on the 10th day if rent remains unpaid.
Yes. Insurance binders are accepted temporarily, but residents must upload a full policy document once it becomes available.
If proof of renter’s insurance is not uploaded, the property may enroll the resident in a master insurance policy, with the cost billed monthly until valid coverage is provided.
Payments are accepted through BILT and WIPs. Cashier’s checks must be payable to Berkshire Riverview.

Utilities & Monthly Charges

Residents pay electricity, water, sewer, trash, and pest control directly to the property, all billed through the resident portal. To select your perfect home: check availability, select your desired move-in date and preferred lease term, then select view details to view monthly fees.
Yes. Residents must maintain renter’s insurance with $300,000 liability coverage and list Berkshire Riverview as an Interested Party.

Pet Policy

Yes. Berkshire Riverview is a pet-friendly apartment community in Austin, TX, allowing dogs and cats.

Residents may have up to two pets per apartment.

A $500 fee for the first pet, $250 for the second pet, and $20 monthly pet rent per pet apply. See our pet friendly page for more details.

There is no weight limit, however the following breeds are generally prohibited:

• Akita -American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
• Presa Canario
• Chow Chow
• Doberman Pinscher
• German Shepherd
• Great Dane
• All Husky & Malamute breeds
• Rottweiler
•Wolf/Restricted breed mix


Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Yes. The fitness center at Berkshire Riverview is open 24 hours a day, giving residents access anytime.
Yes. All apartments at Berkshire Riverview include in-unit washers and dryers.
Yes. Residents have direct access to the Lady Bird Lake Trail from the community.

Parking

Berkshire Riverview offers a multi-level parking garage and surface lot parking.

Studios and one-bedroom floor plans include one free parking pass, two-bedrooms include two. Additional vehicles cost $100 per month.

Move-Out & Lease Renewal

Residents must provide a written 30-day notice for early termination or 60-day notice for non-renewal.
Yes. Early termination requires 30 days’ written notice and a fee equal to two months’ rent, plus repayment of concessions.
Renewal offers are sent approximately 75 days before lease expiration via email and the resident portal.
